So excited to share we just helped some incredible buyers land a stunning home (and it comes with its own basketball court!). Moments like this are exactly why I love guiding people through the luxury side of the Triangle. Seeing clients win like that? That’s the best part.
And today is one of those classic Carolina days. Sunny, highs around 50, crisp in the best way. Saturday warms up into the low 60s with mostly clear skies, which is honestly perfect for firing up the grill. Sunday may bring a little rain, so just have a cozy backup plan ready.

What it means: The Raleigh market continues to hold steady with a slight advantage for sellers, and inventory has tightened a bit more. Buyers have more room to negotiate than in past years, but well priced homes are still attracting attention. Overall, it’s balanced but still leaning in favor of sellers.

INDUSTRIAL DEVELOPMENT
Youngsville Lands 120,000-Square-Foot Industrial Park
Franklin County’s growth streak is drawing another out-of-state developer, this time with plans for a 120,000-square-foot industrial park in Youngsville.
Driving the news: Baltimore-based St. John Properties has purchased 25 acres off Park Avenue (U.S. 1 Alt) in Youngsville for $1.2 million and plans to build three Class A flex buildings as part of the Youngsville Business Park.

The site spans 25 acres in Youngsville.
Plans call for three Class A flex buildings totaling about 120,000 square feet.
Construction on the first two buildings is expected to begin in April.
Delivery is projected for early 2027.
The company purchased the land in November through LLC Youngsville Park Avenue, according to Franklin County deed records.
Regional Partner Dustin Atkielski said the firm sees strong fundamentals along the U.S. 1 corridor and in Franklin County, citing demand for quality commercial space.
The project will target a mix of tenants (from national to local companies) across several industries.
Why it matters: Franklin County is the fastest-growing county in the Triangle region and the second fastest in North Carolina. New industrial space creates room for local businesses to expand and gives incoming companies a reason to choose Youngsville. That means more jobs, more tax base and more services to support a rising population.
The big picture: Out-of-state developers are increasingly investing north of Raleigh, betting on long-term growth along the U.S. 1 corridor. Franklin County’s population has climbed to about 80,000 — up more than 30% since 2010, according to U.S. Census Bureau estimates.
Between the lines: St. John Properties already has a footprint in the area. The firm is behind Wake Forest Exchange, a 30-acre mixed-use business park in Wake Forest that is nearing completion on its first flex/R&D and retail buildings. The new Youngsville project expands that regional strategy.
What’s next: If construction begins as planned this spring, leasing efforts are likely to ramp up as vertical work progresses. Delivery of the first buildings is slated for early 2027.
