Okay, it's Friday. You made it. And honestly, this is the part of the week I look forward to every single time.
I finally made it over to the little Italian one on the corner directly across from Superica in Fenton this week, and wait until you hear this. There was a moment mid-taco where I literally paused and thought, this is exactly why I love living here. If you haven’t been yet, go this weekend!
This weekend is setting up perfectly. Friday brings a little light rain, nothing major, but then Saturday and Sunday open up to sunshine, low humidity, and that light breeze we all love. It’s shaping up to be one of those classic Triangle weekends that feels really good.

What it means: Things are starting to heat back up, with prices continuing to climb and demand staying strong while inventory holds steady. Buyers have less room to negotiate than before, and sellers are gaining even more leverage as the market picks up again.
Raleigh’s southern gateway could be getting a $52 million upgrade—and it’s certainly not your typical development.
A local developer is proposing a Waymo-ready automated parking garage designed to support self-driving vehicles, while freeing up surrounding land for housing, retail, and a public plaza.
That’s huge.
Let me break down what’s actually being proposed here, because this could completely reshape how that part of Raleigh is used.
▷ A high-tech shift for the south side
The project would sit on about 10 acres of former industrial land near downtown, a site that’s been tied up in contamination and cleanup requirements for years—but here’s the big idea.
Instead of a traditional parking deck, this would be an automated system where cars are stored on mechanized platforms, stacked tightly, and retrieved without drivers.
▷ What makes it “Waymo-ready”
Here’s where it gets interesting.
The garage is being designed to support future robotaxi fleets, with built-in EV charging, remote monitoring, and flexibility as autonomous vehicles evolve.
The goal?
Create a centralized hub for vehicles while opening up surrounding land for a more walkable, mixed-use environment.

Supporters say this kind of compact, tech-driven parking could reduce the need for large surface lots and help unlock new space for housing, retail, and public gathering areas.
And in a growing city like Raleigh, that’s a big deal.

The project still needs to go through city approvals, environmental cleanup agreements, and a public comment process before anything can move forward.
So nothing is finalized... yet.
But if it does happen?
This could be one of the first steps toward a very different kind of development at Raleigh’s southern gateway.
