💙 BRIEF: Raleigh's Biggest Campus Overhaul in 50+ Years
Published about 2 months ago • 5 min read
Happy Friday, Triangle!
If you've been anywhere near downtown Raleigh this week, you already know the energy. The Canes are in the Eastern Conference Final, and the whole city is locked in.
Memorial Day weekend is here too, and it's lining up to be a busy one. A little rain is in the forecast, but the calendar is packed either way. Free outdoor movie nights, one of the best food festivals of the year, and a full Sunday of desserts downtown.
This is one of those weekends where you don't have to plan too hard. Just pick a thing and show up.
Grab your coffee, get comfortable, and let me walk you through it.
Here’s your D&M BRIEF:
[B]est Weekend Plans: Curated events to fill your Memorial Day weekend [R]ealty Pulse: A quick answer to "How's the market?" [I]n the News: A major campus overhaul just broke ground in Raleigh [E]xclusive Listing: A Cary home where the heavy lifting is done [F]riday Favorites: The first NC Lotte Plaza Market is coming
The North Carolina State Bureau of Investigation is finally moving on the biggest overhaul of its Raleigh campus in more than five decades.
Officials broke ground on May 19 at the SBI campus at 3320 Garner Road, kicking off a project that will add nearly 100,000 square feet of new and upgraded space.
This project will reshape one of the most established state agency campuses in Raleigh.
▷ What's being built
The plan includes a brand-new headquarters building, a separate logistics facility, and major renovations to the existing headquarters.
Initial construction also adds site improvements and a new roadway connection to Tryon Drive.
That's a full reset for a campus that hasn't seen a significant upgrade in over 50 years.
▷ One campus, multiple teams
The new campus will consolidate SBI employees from several locations across the state into a single Raleigh complex.
That includes SBI administration, IT, the North Carolina Information Sharing and Analysis Center (also known as the Fusion Center), statewide specialized programs, and the Criminal Information and Identification Section.
Training classrooms, conference areas, and an employee fitness center are also part of the plan.
▷ Phase One of four
This is just Phase One of a four-phase redevelopment plan.
Future phases will expand logistics operations, add a maintenance facility, and create additional parking.
Planning started back in late 2022. Employees moved to a temporary headquarters in 2024 to clear the way, and crews have already completed demolition, utility work, and site prep.
Construction is expected to continue through late 2027, with employees moving in by early 2028.
▷ Why this matters for the Triangle
This is one of those projects that doesn't make headlines like a billion-dollar tower, but the impact is real.
A modernized state agency campus on Garner Road means new construction activity, long-term jobs, and a stronger anchor in southeast Raleigh, an area that's been quietly seeing more investment lately.
And with a four-phase plan? This corner of Raleigh is going to keep changing for years to come.

Memorial Day weekend is one of the busiest travel weekends of the year. So if you're heading to the coast, plan around the traffic.
I-40 East backs up fast on Friday afternoon. Leave Thursday night or Friday before 7 AM, or wait until late Friday evening once the rush clears out.
Or honestly? Stay in the Triangle. Neighborhood pools are opening, festivals are running all weekend, and you'll have most of the area to yourself while everyone else is sitting in beach traffic.
Brette made herself available to us when we were ready to look for a home after leaving an area we've lived in for 50 years. She was empathetic with the emotion that comes with it coupled with a wishlist of things we wanted in a new home. We soon learned how much Brette knew the real estate business and that made it easy to trust her judgment. We could tell she had our interests in mind and that was comforting to us in making this monumental decision. Brette went above and beyond by helping us with resources and suggestions for getting the house ready to live in. My husband and I highly recommend using Brette Davis, at Davis and Main Real Estate for your next move.
