Happy Friday, Triangle!
What a week. The Canes are back in the Stanley Cup Final for the first time since 2006, Lenovo Center has been electric, and you can feel the shift around town even if hockey isn't your thing.
These moments don't come along often. Game 3 is Saturday night, the arena is hosting an official watch party, and downtown is going to be loud no matter where you land.
There's plenty more packed into this week. June is when the Triangle calendar really takes off, and I pulled together the events, openings, and stories worth knowing.

What it means: The market is cooling slowly but still tilts in the seller's favor, with the Market Action Index sitting at 38.
Inventory keeps climbing (we're up to 1,088 active listings, giving buyers real options) and 43% of homes on the market have already seen a price cut, which is significant.
The median list price is holding around $600K, so well-priced homes are still moving, but buyers finally have more room to negotiate than they've had in a while.

DEVELOPMENT
Buc-ee's Breaks Ground on First NC Travel Center This Month
Buc-ee's is finally moving dirt in Mebane. And if you've been hearing about this one for years, you're not alone.
The Texas-based travel center chain has set its official groundbreaking for Wednesday, June 10 at 10 AM, with Mayor Ed Hooks, Mebane City Council members, and a handful of NC legislators expected to attend.
This is the company's first-ever North Carolina location, and it's about to start taking shape right off I-40/85.
▷ A Texas-sized first for North Carolina
The site sits on 34 acres at 1425 Trollingwood-Hawfields Road, with the actual store coming in at 74,000 square feet.
For context, most gas stations are well under 5,000 square feet. This one is bigger than a typical Target.
Crews already started leveling the site back in November. Prepping for pavement, landscaping, and drainage.

Here's where the scale really hits.
650 parking spots
120 gas pumps
24 EV charging stations
And the part Buc-ee's is best known for? The wall of beef jerky, the famous Beaver Nuggets, brisket sandwiches, and bathrooms that routinely rank among the cleanest in the country.
But there's one twist to this location: no car wash.
That's a signature feature of pretty much every other Buc-ee's, so Mebane is getting a slightly trimmed-down version.
▷ Jobs and the opening timeline
Buc-ee's is promising at least 200 full-time positions in Mebane, with pay above minimum wage, retirement matching, and paid vacation.
The original target was May 2027. That's now been pushed to the end of 2027, since major improvements still need to happen to Trollingwood-Hawfields Road before the doors can open.
▷ Why this matters for the Triangle
Mebane sits in one of the fastest-growing stretches of the I-40/85 corridor, right between Durham and Greensboro.
New development has been pulling in more by the month.
And if you remember the LOT 6 Conner Ridge listing I featured a few weeks back? That homesite is just minutes from this site, and the future Buc-ee's was already part of the pitch.
Now it's officially happening.

Gander Development paid $2.8 million for a 76-acre tract just south of Knightdale, with plans for a 120-home single-family neighborhood. Construction is targeted for early 2027.

Triangle restaurateur Giorgio Bakatsias is opening Geo's Tavern & Oyster Bar in Chapel Hill's East 54, partnering with Daniel Jackson, head chef at nearby Osteria Giorgi.
Expect NC seafood (oysters on the half shell, shrimp and grits) alongside Southern classics like Mom's Mac & Cheese and drop biscuits with pepper jelly.
June is your last easy window to get an HVAC tune-up before peak summer hits.
Once the first 95° stretch arrives — and it's coming — every HVAC company in the Triangle is booked solid for emergency calls, and a routine tune-up turns into a two-week wait.
Scheduling it now usually runs around $80–$120, takes under an hour, and catches small issues before they become a $1,500 problem in July.
