We've hit that last stretch of summer — school's back in session, Labor Day is around the corner, and you can almost feel the season starting to turn.

This is the weekend to squeeze in one more round of fireworks, live music, and time in the water before fall arrives.

What this means: The market still favors sellers but is moving toward balance. For buyers, more homes on the market and price cuts on over half of them mean more room to negotiate and less reason to rush.

For sellers, that shift makes sharp, realistic pricing from day one essential — the homes that sell are the ones priced correctly from the start, not the ones that keep cutting the price to follow the market.

DEVELOPMENT Morrisville breaks ground on the Airport Boulevard Extension READ MORE ≫

▷ Driving the news

Construction is officially underway on the $13.3M Airport Boulevard Extension in Morrisville, and the North Carolina Department of Transportation has launched a real-time traffic tool to track closures for the length of the project.

▷ What is being built

The Phase One corridor runs between Garden Square Lane and Church Street, creating a direct route between Davis Drive and Chapel Hill Road.

Plans call for two 12-foot travel lanes in each direction, a 20-foot raised median, a 5-foot sidewalk on the north side, a 10-foot multi-use path on the south side, and a posted speed limit of 45 mph.

▷ Who is behind it, and when

The town of Morrisville is managing the work with NCDOT Division 5, using Phase One funding from the NC Capital Area Metropolitan Planning Organization.

Completion is expected in November 2028. A second phase will follow when funding becomes available.

▷ Why this matters for the Triangle

Morrisville says the new route will improve access to Research Triangle Park, Interstate 40, and Raleigh-Durham International Airport.

For a town positioned between the airport and RTP, a direct Davis Drive-to-Chapel Hill Road connection eases daily commutes and influences where future housing and office development occurs.

NEW OPENING Little Bull One of Durham's celebrated restaurants has moved to a larger space. Little Bull, chef Oscar Diaz's modern-Mexican favorite, has reopened in a larger downtown home at 301 E. Chapel Hill Street, capping a year-long renovation of a 1910s building in Durham's National Register historic district. The new multi-level space overlooks CCB Plaza and finally gives the kitchen room for wood-fired, live-fire cooking. It is both a restaurant opening and a win for downtown preservation. TRENDING Is the data center boom hitting a wall in NC? A $19.2B data center project in Edgecombe County was withdrawn, highlighting growing scrutiny around the Triangle. Energy Storage Solutions withdrew its 900-megawatt Kingsboro Megasite proposal after local concerns over grid costs and water use, while commissioners approved a 24-month moratorium on new data centers. Late August is the moment to line up fall lawn care...

Because most Triangle yards are cool-season tall fescue, and mid-September through early October is the prime window to aerate and overseed.

Book the aeration now, before the calendars fill up. Hold off on any weed-and-feed that would keep new seed from taking, and give the thin spots a good soak so the ground is ready.

A little planning this week means a thicker, greener lawn by the time the leaves turn.
