There's a first hint of fall in the air this week. Cooler mornings, crisper air, and leaves starting to change color! This stretch of the year is one of my favorites here.
It's also a major weekend for one of our family's favorite Triangle traditions β the Durham Bulls are playing their final home games of the season. That always feels like the unofficial close of summer!

What this means: Raleigh's median list price is holding at $535,000, and inventory has climbed to 1,214 active listings, which gives buyers more to choose from than they have had in months.
The Market Action Index sits at 34, still a slight seller's advantage. It has been easing for several weeks, as homes now take a median of 70 days to sell and half of all active listings have seen a price cut.
For sellers, that makes correct pricing from day one especially important.
For buyers, it means a little more room to negotiate and less pressure to rush.

ROADS
Part of Lake Wheeler Road closes for two years as a $21.8M corridor overhaul begins
Lake Wheeler Road is now closed to through traffic between Goode Street and Umstead Drive. The shutdown took effect Tuesday, September 8, and marks the start of a $21.8M rebuild expected to last two years.
β· What is changing
The project is a complete-street overhaul of the corridor near Dorothea Dix Park and the N.C. State Farmers Market. Plans call for new sidewalks, bike lanes, upgraded stormwater infrastructure, and traffic-calming roundabouts, along with other street and safety improvements.
β· How to get around
Residents and businesses inside the work zone keep access to their properties throughout construction. Drivers can still reach Dix Park using Goode Street from I-40 or Umstead Drive from South Saunders Street.
The city's marked detour runs along Maywood Avenue and South Saunders Street. Bus service continues in the area; the Goode Street stop stays open, while the Daladams and Fuller Street stops are temporarily closed.
β· Why this matters for the Triangle
Anyone who drives, bikes, buses, or visits Dix Park and the Farmers Market needs the new route now. The two-year timeline means planning around it for the duration. TheThe result is a safer, more walkable corridor connecting two of south Raleigh's busiest destinations. It ranks among the larger street projects in south Raleigh in recent years.

The stretch between the White Oak Creek Greenway and the Wimberly Road parking area is closed through the end of October to repair 2024 landslide damage, with alternate access points open in Apex and Cary.

The 150-acre RDU Business Park sits about three miles from the airport within the Town of Cary, with the first three light-industrial buildings due for completion in late 2027.

Cool-season grass in the Triangle roots best when the nights turn cool and the soil is still warm, which is right when mid-September falls. Aerate first to loosen our heavy clay soil, then overseed and water lightly every day until the seed comes up.
