Happy Friday, Triangle!

Raleigh is really stepping into that spring energy this weekend, and it starts with the Pullen Park Electric Train Celebration kicking off. There’s just something about those train rides, the nostalgia, and seeing everyone out enjoying it that makes it feel like the season has officially shifted.

And honestly, this week has been full. There’s so much happening right now across the Triangle, from new openings to local events, and I pulled together the ones worth knowing about.

Grab your coffee, get comfortable, and let me walk you through it.

Altos' Real-Time Market Profile

All key market indicators in one easy-to-read chart, with trend lines showing changes over the past three months.

What it means: The market is staying strong, with prices holding around that $600K mark and inventory continuing to rise a bit. Buyers have more options than before, but with demand still steady, sellers are still holding that slight edge.

[I]N THE NEWS

DEVELOPMENT

UNC Unveils Major 230-Acre Campus Expansion Plan

▷ Driving the news

UNC-Chapel Hill is planning its largest campus expansion in decades. And honestly, this isn’t just another university project.

Carolina North is a 230-acre development set to transform UNC, Chapel Hill, Carrboro, and the surrounding areas.

That’s huge, and it could reshape how this entire area grows over the next decade.

▷ A once-in-a-generation expansion

Carolina North will be built on the site of the former Horace Williams Airport, about 1.6 miles from UNC’s main campus.

And here’s the big picture: this will be UNC’s largest expansion since 1793. Plans for academic buildings, housing, research space, shops, restaurants, and green areas all in one place.

▷ More than just a campus

Here’s where it gets interesting.

This isn’t just about students.

The vision is to create a full live-work-play environment that serves both the university and the broader community.

That includes affordable housing, which is a major priority for the area, along with spaces for businesses, startups, and local gathering spaces.

▷ A focus on connection and growth

Transit is also a big part of the plan.

A future rapid transit line will connect Carolina North to the rest of Chapel Hill, helping reduce traffic and make it easier to move between key areas.

And with public-private partnerships, the development is expected to drive job creation, innovation, and economic growth.

▷ Why this matters for the Triangle

Opportunities like this are rare.

A 230-acre site this close to the center of Chapel Hill has the potential to become a major hub for housing, research, and community life.

And if it all comes together as planned?

Carolina North could shape the future of Chapel Hill for generations.

» Quick Pro Tip

April is NC Beer Month, but the best brewery experiences happen during the week.

A lot of breweries run specials, live music, and limited releases throughout the week this month. If you go on a random weekday evening, you’ll usually get the same experience… just much less crowded and more relaxed.

Handling the sale of my aunt’s condo as part of her estate was a complicated and stressful process, and I truly can’t imagine having gone through it without Brette.

Because I live out of state and had limited opportunities to travel to North Carolina, she immediately understood how difficult it would be for me to get everything ready. Brette became much more than a real estate agent, she was effectively the project manager for the entire sale.

She lined up all the local contractors and vendors who handled everything from repainting and HVAC repairs to fresh mulch in the yard. When I casually mentioned being worried about how to sell my aunt’s car, I almost immediately got a call from a tow company asking to schedule pickup. The condo sold at our asking price within a week of listing.

I’m incredibly grateful for everything she did and would recommend her without hesitation.
